3. General Use of Our Website

We make reasonable efforts to ensure accuracy but cannot guarantee all content is up-to-date or error-free.

You agree not to misuse our website or attempt to gain unauthorised access to any part of it.

4. Property Sourcing Services

We offer a property sourcing service for clients looking to purchase investment or residential properties.

4.1 The £5,000 Property Sourcing Package

Our property sourcing service is available for a fixed fee of £5,000 (exclusive of VAT).

A £250 non-refundable deposit is required immediately to secure a property, paid via our website.

The remaining balance will be required within 24 hours to secure the introduction the the estate agent / vendor to progress the transaction. 

4.2 Level 2 Building Survey

As part of the £5,000 property sourcing package, we will arrange and cover the cost of a Level 2 Building Survey (RICS Home Survey Level 2) for the chosen property where possible in the time available.

• The survey will be carried out by an independent, qualified surveyor.

• We will provide you with a copy of the survey report once our fee is paid.

• Any decisions based on the survey findings remain your responsibility.

5. Payments

Payments are made via bank transfer. 

All fees are due within the timeframes stated on our invoice.

Late payments may incur additional charges.

6. Cancellation

If you cancel our property sourcing service after paying the £250 deposit, the deposit will not be refunded.

If the property falls through for whatever reason we will endeavour to find a replacement property within two weeks. If a suitable agreeable property cannot be sourced we will issue a full refund.

7. Liability

We do not provide legal, tax, or financial advice. You should seek independent professional advice before making any property purchase.

While we aim to source suitable properties and provide accurate information, we are not liable for any loss or damages arising from the purchase or ownership of a property.

8. Third-Party Services

Our services may involve third-party providers (e.g., surveyors, solicitors). We are not responsible for their work or advice, and your contract with them will be separate from ours.

9. Changes to These Terms

We may update these Terms from time to time. The latest version will always be posted on our website.

10. Governing Law

These Terms are governed by the laws of England and Wales, and any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
